As you journey along the Haraz Road towards the northern shores of Iran, the first major city you’ll encounter is Amol, the ancient city of Tabaristan. Just a short distance before Amol, approximately 4 kilometers away, towering buildings and fluttering flags mark the presence of a unique complex. This is Oxin Land, a project undertaken by the people of Amol and Mazandaran province, spanning approximately 8 hectares. Situated west of the Haraz Road, adjacent to rice paddies and the lush forests of Helumsar, this complex encompasses a variety of commercial, recreational, accommodation, hospitality, and educational centers. Key components of this project include:

Oxin North Commercial and Recreational Complex
Location:
The Oxin North Commercial, Recreational, and Service Complex is the first phase of the Oxin Land project. Commencing operations in 2016, it spans approximately 25,000 square meters across three blocks: A, B, and C. This complex caters to tourists and residents of Amol and the Mazandaran region, offering a wide range of services. Its unique architecture is captivating from afar, and the provision of top-tier services has established this complex as the premier service center in Mazandaran province.
The most important parts of this North Oxin complex are:
- Commercial Complex Divided into three sections
- Sports Club
- Indoor Amusement Park
- Bowling hall
- Food Court
- Beauty Salon
- Hyperme department store
Luxurious Oxin Hall
Location:
The Luxurious Oxin Hall is another significant component of the Oxin Land complex. It was inaugurated in 2016 with the presence of national figures and prominent artists. The land allocated for this hall and its associated spaces spans approximately 10,300 square meters. The hall itself, constructed on a single level, covers an area of around 4,800 square meters. The architecture of this hall, divided into two separate halls, each with a capacity of 1,200 guests, is designed in such a way that there is not even a single column in the central space.
With a change in layout, the Luxurious Oxin Hall can be transformed into a concert hall, where several successful performances by renowned artists have already taken place.
This hall, equipped with extensive underground and above-ground parking facilities, provides optimal comfort for guests. The proximity of this hall to the Oxin Hotel is another advantage that facilitates easy accommodation for event guests.
Oxin Hotel
Location:
To fulfill the accommodation needs of tourists visiting Mazandaran province, particularly those visiting the Oxin Land complex and its reception halls, the construction of the luxurious Oxin Hotel was undertaken and completed in 2016. The land allocated for the hotel construction is approximately 5,000 square meters. The hotel’s built-up area is around 4,000 square meters. The hotel has 23 rooms, each with a minimum area of 30 square meters.
Oxin Children’s Farm
Location:
One of Oxin Group’s primary strategies is to cater to various age groups and fulfill their needs within multi-functional complexes such as Oxin Land. In this regard, and in a pioneering initiative for the country, the construction of a Children’s Farm was undertaken by the Oxin Group. This complex, spanning approximately 8,000 square meters, was completed in 2017. The indoor area covers 6,000 square meters, encompassing educational spaces, a library, a kitchen and restaurant, a laboratory, a playground, a greenhouse, stables, wooden cabins, and more.
Children are encouraged to be fully engaged in all activities at the farm. For instance, they visit the farm themselves, harvest their own food from the soil, pick fruits from trees, milk cows, and collect eggs. Subsequently, they prepare and cook the food together.
In essence, children are given the opportunity to experience firsthand what they have previously seen in movies and books. The Children’s Farm provides an opportunity for children to coexist with nature in today’s urban society, similar to their ancestors, and to experience the sweetness of life in harmony with nature. It offers a chance to explore the book of nature in the lap of nature and to stimulate the inquisitive minds of children.
Oxin Commercial and Cultural Complex (Phase Three)
Phase three of the Oxin Land development project, named the “Oxin Commercial and Cultural Complex,” is constructed on an approximately 4,300 square meter plot and spans five floors with a total built-up area of 16,300 square meters. It was inaugurated before Nowruz 1398.
This complex is situated at the northernmost end of the land and has independent access. Its primary functions include a 300-seat cinema spanning approximately 800 square meters, an Iranian-Western restaurant with a capacity of 200 seats, and commercial spaces totaling 5,300 square meters, divided into 51 retail units of various sizes.
The design of this complex incorporates a classical architectural style in both its form and facade, as well as in its interior decor.
Oxin Commercial and Recreational Complex (Phase Four)
Wonderland
Nowadays that Oxin Land has variety of entertainment centres inside, it is time to provide a new generation of modern entertainments and amusements for tourists and citizens of Amol and Mazandaran. Therefor in second phase of Oxin Land’s development plan a centre called wonderland is on the agenda of building, in which for the first time in the province, activities such as permanent ice skating rink, ski and winter sports, 3D simulator rooms, etc. are provide for the audiences.
Moreover, in order to complete the provided commercial services in Oxin Land complex, commercial phase of this complex will proceed to supply Hi-tech produces in IT (hardware and software), electronic produces, and etc. The dedicated land to this project is about 4000 sqm and its executive operation has begun. Area about 25000 sqm.
