The construction of the Grand Oxin Central Tower is situated on the western bank of the Karun River, within District 2 of Ahvaz Municipality. District 2 of Ahvaz is one of the relatively less populated areas of the city, where a significant portion of the land is occupied by military installations and facilities.
The project site is located on the eastern edge of Saat Square and is bordered by three streets: Imam Musa Sadr Street, Madani Street, and Sepehri Street. This triangular-shaped land covers an area of 2,997 square meters and enjoys convenient access to the city and surrounding areas.
The proximity of this site to residential areas such as Amanie, Lashgarabad, Kianpars, and Others provides a favorable opportunity for the development of commercial complexes planned within the project.
As shown in the map, the eastern side of this area is adjacent to the Justice Department of Khuzestan Province. Additionally, Ershad Mosque, one of the significant mosques in Ahvaz, is situated at the northern corner of this site, at the intersection of Madani and Sepehri streets.
Other important administrative institutions nearby include the Department of Education of Khuzestan Province, located to the north of the site. Several other important institutions are also located in close proximity to this site, including the Ahvaz County Governor’s Office, the Khuzestan branch of the Drug and Treatment Administration, the Ahvaz Police Command, Razi Hospital, the Civil Registry Office, the Central Railway Station, and other governmental entities.
One of the adjacent land uses is a gas station located at the beginning of Enghelab Street, which occasionally causes traffic congestion in the surrounding streets. Additionally, the White Bridge and the Fourth Bridge (Naderi Bridge) are other important urban elements near this site.
Accessibility:
The site is well-positioned in terms of both vehicular and pedestrian access. Three main roads of grades 1 and 2 surround the site, and the intersection of these roads at Saat Square, along with the passage of several other streets through this intersection, makes it one of the major traffic hubs of the area.

The 17-story tower, standing over 70 meters tall, addresses the growing spatial needs for luxurious accommodation, office, and recreational spaces in Ahvaz. The Oxin Central Tower, with a built-up area of 40,000 square meters, will be constructed on a 3,000 square meter plot, utilizing 100% of the land. The total commercial phase will cover 8,500 square meters, the recreational phase 1,800 square meters, the administrative phase 5,000 square meters, the restaurant phase 1,800 square meters, and the luxury residential phase 500 square meters. Additionally, 10,000 square meters will be dedicated to common areas, 3,500 square meters to service spaces, and 9,000 square meters to parking, providing ample and accessible space for visitors.
The Grand Oxin Central Tower will feature 17 floors, including luxurious residential units, premium office units, and special commercial spaces with unique views of the Khuzestan plain and the Karun River, standing tall like a proud and eternal cypress on the roof of our beloved Iran.
